Property management and Lettings FAQ’s

What services do you provide?

We provide “Let Only” and “Full Management” services. Click for full details. We are able to offer a free rental valuation on your property. Our knowledge of the property market enables us to provide an accurate appraisal of your property so that we can market it at the correct price.

Can you arrange an EPC for me?

Yes. Northern Apartments can arrange the Energy Performance Certificate on your property which is valid for ten years. EPC’s are held electronically on our systems allowing quick retrieval for tenants in line with recent legislation.

How is maintenance arranged?

As part of our fully managed service all maintenance and repairs to the property will be undertaken by our team of contractors. Our landlords can have the peace of mind that the best quote will be obtained for any maintenance to their property without having to waste time searching around themselves. Our 24 hour helpline and cutting edge aftercare system enable tenants to alert us quickly of potential issues with a property.

Should I buy furniture?

The choice to purchase furniture is dependant on the type, location of the property and ultimately the landlord. Speak with one of our lettings team who will be able to give you the differing options for the presentation of your property and a rental valuation for furnished and unfurnished.

Do I need smoke alarms?

All new builds are now installed with smoke alarms as standard. If your property does not have a smoke alarm it is our recommendation that they be fitted.

How will I receive rental payments?

You will receive your monthly rental payments via bacs direct to an account of your choice. Monthly statements are sent with each rental payment via email showing a clear breakdown of income and expenditure.

What type of tenancy agreement is used?

Our tenancy agreements are written in plain English as indicated by the Crystal Clear Mark. 'Plain English' is defined as language that the intended audience can understand and act upon from a single reading. The most common is an assured shorthold tenancy agreement with a fixed term. We do have a range of tenancy agreements available depending on the situation of the tenant and landlord that encompass differing circumstances such as company lets and serviced apartments.

What if my tenant does not pay the rent?

All tenants are fully referenced before entering into a tenancy with our landlords. In the event a tenant falls into arrears due to a change of circumstance we will advise you immediately and keep you informed of action taken to secure payment. We offer our landlords the opportunity to obtain a rental guarantee with HomeLets to insure against rental loss and legal costs to ensure they are protected against unforeseen changes in a tenant circumstances such as redundancy.
